DoorKing repair and programming

The system running most gated communities in America, where the operator and the telephone entry panel come from the same manufacturer and fail in related ways.

About the brand

Two systems, one manufacturer, one call

DoorKing is unusual in that it supplies both halves of a community entrance: the slide or swing operator that moves the gate, and the telephone entry panel that decides who gets through. On an HOA or apartment site those are the two things that generate every complaint.

It also means a fault in one frequently presents as a fault in the other. A resident who cannot get in blames the keypad, when the relay output, the wiring run or the operator input may be at fault instead.

Common faults

What DoorKing sites call us about

Split fairly evenly between the operator and the entry panel, which is why we test both.

  • Residents entering a valid code and nothing happening
  • Telephone entry not dialing out, or reaching the wrong resident
  • The directory is out of date after years of resident turnover
  • Entry system stopped working after a phone line or carrier change
  • Gate operator running slowly, or stopping short of fully open
  • Intermittent faults across several devices, usually after storms

Confirm the code against your own manual

Blink patterns and error codes differ between board revisions, and the same number of flashes can mean different things on two units of the same model. Use this as a guide to what area is at fault, then confirm against the manual for your specific board, or read us the pattern on the phone and we will tell you what it means on your unit.

How the visit runs

How a DoorKing call runs

Test both halves

Operator and entry panel separately, because the symptom rarely points at the right one.

Check programming first

A large share of DoorKing faults are configuration or directory data, which is the cheapest outcome for the site.

Itemized quote

Device by device, so a board or property manager can see exactly what is charged and why.

Repair, program, document

Repair, reprogram, test every code and device, and leave documentation for whoever maintains it.

What it costs

DoorKing repair prices

Single device work is priced per device. Multi-gate community sites are quoted per property after a walk round.

Find your model number first

On DoorKing operators the model plate is inside the housing lid. On telephone entry panels it is on the back of the faceplate, which means opening the panel, so the order number on your last invoice is often easier. A photo of that sticker turns a ten minute diagnostic call into a two minute one, and it means we load the right part before we leave.

Common questions

DoorKing questions

Our telephone entry stopped working after we changed phone providers.
Very common. Older DoorKing entry panels were designed for analogue copper lines and do not work reliably over VoIP. We test the line first, and where that is the cause we set out the options including cellular conversion, rather than replacing a panel that was never faulty.
Can you update our resident directory?
Yes, and we leave documentation so your manager can maintain it afterwards instead of calling us for every move-in.
The keypad beeps but the gate does not open.
That means the keypad is powered and reading, so the fault is downstream: the relay output, the wiring run, or the operator input. Usually a cheaper repair than a new keypad.
Do you work with property management companies?
Regularly. We quote per site, invoice to the management company, and provide the documentation boards need for approval.
Is DoorKing equipment worth keeping, or should we modernize?
The operators are robust and worth keeping. The entry panels are where the case for upgrading is strongest, usually because the phone line underneath them has changed, not because the panel has failed.

Residents locked out?

Entry faults affect everyone at once. Describe what the keypad does when a code is entered and we will usually know which half is at fault before we arrive.
