What breaks gates in Charlotte

Charlotte gates deal with something the Sun Belt markets do not: freezing and thawing. Water gets into a slide gate track, into a hinge, into a post footing, and then expands. The result is seasonal binding, cracked footings and gates that run perfectly for nine months and badly for three.

The second factor is how new much of the market is. A great many Charlotte gated communities were built in the last fifteen years, which means the installations are reaching the age where the first round of significant wear arrives, all at roughly the same time.

Whole communities age at the same rate

Where a development was built in a single phase, its gates were installed within months of each other and reach the same wear point together. If your neighbors are starting to have gate trouble, yours is on the same clock, and scheduling service before the failure is materially cheaper than after.

Common questions

Charlotte gate repair questions

My gate only sticks in winter.
Water freezing in the track or the hinge, or frost movement in the post footing. It is a real fault rather than something to live with, and it usually gets worse each year rather than staying constant.
Should I lubricate the track before winter?
No. Grease in a slide gate track collects grit and makes wear worse. Clearing the track and ensuring it drains is the correct preparation. Hinges are a different matter and do benefit from lubrication.
Our whole community is having gate problems at once.
Common where a development was built in one phase. The gates were installed together and wear together. Worth the HOA addressing as a scheduled programme rather than as a series of emergencies.
Do you cover Fort Mill and the South Carolina side?
Yes, including Fort Mill, Tega Cay and the Lake Wylie communities.
How often should a Charlotte gate be serviced?
Annually, ideally in autumn, so anything that would bind in a freeze is dealt with beforehand.

Sticking now the weather has turned?

Freeze-related binding gets worse every year it is left. Autumn is the cheap time to deal with it.
